SB 464 - This act requires subcontractors to file a written
notice to property owners and their contractor as a prerequisite
to claiming a lien against the property. This "notice of
commencement" must be given within 20 days after performing a
service to be valid. Warning language must be included in the
notice in large type. The methods for serving the notice are
specified. A form is also provided for proof of service. Lien
notices may then be filed with the county recorder of deeds, and
extensions of 4 months can be obtained.
